Damp and mould causes significant health risks and damage to properties, yet many landlords and tenants lack the necessary knowledge to prevent and address these problems effectively. But wait … What is Damp?

Damp is the presence of excess moisture in a building. It occurs when moisture from inside or outside the property builds up faster than it can escape. There are three main causes of damp within a property. These Include:

  • Rising damp: Moisture rising from the ground up through walls.
  • Penetrating damp: Water leaking through damaged structures.
  • Condensation: Warm air colliding with cold surfaces.
But wait … What is Mould?

Mould is a fungus that thrives in damp and humid conditions. It can particularly grow when these 4 conditions are met.

  • Moisture – condensation and leaks create the perfect breeding ground for mould to indulge and thrive.
  • Warmth – The same way you and I would appreciate a weekend retreat to Sicily, mould also enjoys basking in the warmth.
  • Poor ventilation – Poor air circulation can trap moisture and therefore allow mould to develop.
  • Nutrients – Moulds eat’s Wallpaper, wood, plaster, carpets, clothing and dust.
Landlords or Tenants, who’s responsible?

The answer is both. In order to prevent as much risk as possible when dealing with damp and mould, it is critical that a good relationship is established between the tenant and landlord. This means the tenant reports any damp and mould issues as soon as they detect it and the landlord acts quickly to resolve the matter. In reality, this sometimes goes wrong.

Tragically, in 2020, Awaab Ishak lost his life following respiratory issues despite his parents complaining to the Landlord on multiple occasions. He was only 2 years old, Sky News 2023. Negligence on the subject is unforgivable.

Damp and mould doesnt just cause physical implications but also can have a psychological impact on your mental health, such as:

  • Social Isolation – People may feel awkward inviting guests over when they have a damp issue looming over their head, which can lead to less social interaction for an individual.
  • Stress and Anxiety—Dealing with damp and mould can be stressful, and the situation can be heightened when landlords or housing providers are slow to act. In 2023,
  • Disturbed sleep – If you happen to wake up in the middle of the night, you may notice shortness of breath, or otherwise wheeziness, making it difficult for you to fall back asleep.
Vulnerable groups

Some people are more at risk from damp and mould than others. These groups should take extra care to avoid exposure.

  • Children and the Elderly – These groups have a weaker Immune system and are particularly at risk of damp and mould conditions, leading to respiratory illnesses and infections. Over 1.5 million children in England live in cold, damp, or mouldy homes.
  • Asthmatics/breathing difficulties – Mould spores are a common trigger for causing Asthma attacks
  • Low-income households – Those living with a lower socio-economic status might not have the financial means to tackle Damp and mould issues, therefore are at a higher risk.
